The Future of TCS ?

Plans have been unveiled for a massive new business and retail park in Inverness – paving the way for the creation of more than 2,000 jobs. The old Longman landfill site has been earmarked for the development as one of five major projects put forward for cash from the £315million Inverness City-Region Deal. A 44-acre site at the former rubbish dump would be turned into almost 500,000sq ft of offices and shops – making it two-thirds bigger than the Inverness Shopping Park. Council chiefs said the scheme, next to the A9 Perth road, would create more than 2,000 new jobs over 10 years. They have produced a business case for an initial £10million for remedial work to bring land back into use at the landfill site, which closed in 2003 after 60 years. The proposal has now been lodged with the Scottish and UK governments as an application for the first injection of City-Region Deal cash, along with four other projects designed to “transform” the area.

And the TCS - Does it stay or good ? Is this good or bad for us ?

The Inverness Local Plan from 2002, which was rubber stamped again in 2012 with some revisions has always seen the corridor boundaried by the A96 and A9 to be zoned for hotels, marinas, retail etc ... The area where the stadium is located is in the plan as "Longman Bay" and the area being talked about now is listed as "seafront" .... The plan has always called for "a high density “urban village”/visitor “gateway” of mixed residential, hotel and office development, tourist attractions including marina, together with major recreational links, the Caledonian Stadium and park n’ ride terminus;"

The cash awarded to Inverness may hasten all of this, and hopefully the TCS and Caley Thistle will benefit from increased traffic, perhaps a chance to increase revenue from other streams if the area becomes less "out of the way".

The area for development is further east of the TCS. Have a look at pages 34 - 41 of the Inner Moray Firth Development Plan.

TCS is unlikely to be affected by any development in the area other than additional traffic but how much traffic the types of development currently zoned for that area would generate on a typical weekend would probably be insignificant.

The Courier notes its the site of the former landfill which would not be the map on P34 .. it would be the map on P32 and areas IN8 and IN13 . It will take many years for any benefit to come to the are I think but one benefit of having more business, leisure and other facilities there must surely be better infrastructure and perhaps public transit and therefore easier access to the TCS for people.

All predicated on major road improvements, notably the grade separation of that horrible roundabout junction. There was an "urban village" plan many years ago to take advantage of the waterfront location but limited ability to attract major investors put paid to that.
